The site takes no payment. Submitting an inquiry is a request for availability and a rate — it does not reserve dates, form a rental agreement, or obligate either of us. A booking exists only when we confirm it with you directly and you accept the rental terms we provide at that time (rate, deposit, house rules, and cancellation terms for the specific home and dates).

• The 10% welcome code applies to your next direct booking with us. There is no online checkout — you redeem it by mentioning the code in your inquiry or booking conversation, and we apply it to the direct rate we quote you.
• One code per guest; no cash value; can't be applied to a completed stay.
• Not combinable with other discounts unless we say otherwise in writing.
• We may decline or revoke a code that was obtained or used abusively (for example, generated in bulk).

When we say booking direct is the best rate, we mean: the direct rate we quote you for a home and dates will not exceed that home's publicly listed nightly rate on the major platforms (Airbnb, VRBO) for the same dates at the time of your quote, excluding platform-exclusive promotions and credits. If you find it listed lower, we match the lower rate for your quote.

Descriptions, photos, amenity lists, and the availability calendar are provided in good faith and kept as current as we can, but they may contain errors or lag behind the platforms they sync from. The calendar is informational — it is not an offer of specific dates. We may correct errors on the site at any time.

Don't misuse the site: no scraping or bulk-harvesting content, no automated form submissions, no attempts to probe or disrupt the service, and no unlawful use of the inquiry or signup forms.

The site's text, photography, and branding are owned by us or licensed to us. You may not reuse them without our written permission.

Links to Airbnb or VRBO listings and the embedded OpenStreetMap map lead to services we don't control; their terms and privacy policies are their own.

The site is provided “as is” and “as available,” without warranties of any kind, express or implied, including fitness for a particular purpose and non-infringement. We don't warrant that the site will be uninterrupted or error-free.

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, or consequential damages arising from your use of the site. Our total liability for claims relating to the site (not a confirmed stay, which has its own rental terms) is limited to $100.

You agree to indemnify us against claims arising from your misuse of the site or violation of these terms.
